I can buy this for chump change, set up a surf lodge or a diving retreat, kick back, and live off passive income like an island king!”

The northern island chain: Even the closest island takes a two-hour high-speed jetfoil ride from mainland docks, while the furthest sit deep in the Pacific ocean like isolated, smoke-plumed volcanic craters.
The southern island chain: A staggering 1,000 kilometers south of mainland Tokyo! Getting there requires a stomach-churning, 24-hour journey on a weekly ocean liner. Sure, it’s a UNESCO World Heritage site,but for commercial real estate, it’s physically in deep space.
Extreme physical depreciation (salt rot, typhoons, and active volcanoes): Constant, high-concentration salt fog. Outdoor AC units, metal window frames, and car undercarriages have a third of the lifespan they would in downtown Tokyo, rusting out completely in a few short years.

Attempting commercial developments on remote ocean rocks without daily direct flights or stable foot traffic means your asset value drops to ZERO on day one.
